What does a rental electrical safety check include?
A rental electrical safety check is a defined assessment carried out in accordance with section 4 of AS/NZS 3019:2022, the periodic assessment standard. It covers the switchboard, the fixed wiring, the power points, the hardwired light fittings and every installed safety switch. It is not a general look around, and it is not the same as an electrician noticing something while doing other work. The part that separates a genuine check from a cursory one is the safety switch testing: each RCD must be tested under load to confirm it actually trips within the required time. In a Ballarat property with an older switchboard, the check will often also identify that the board itself no longer meets the requirements for a rented home.
