From 13 October 2026, every Victorian rental agreement needs a two-yearly electrical safety check — including older tenancies previously exempt. If the last check is unknown, arrange one now.

What happens if a rental property fails the electrical safety check?

Anything the check identifies as unsafe or non-compliant has to be rectified, and the cost sits with the rental provider. A failure is not a note for the next cycle — the point of the check is to find the fault while it is still just a fault. The two most common findings on older Ballarat rentals are a switchboard that still uses ceramic fuses and therefore no longer meets the requirements for a rented property, and a safety switch that does not trip within the required time when tested under load. Both need work rather than an annotation. Ask for the check and any likely rectification to be quoted separately, so you can see what compliance actually costs before committing.
